No. Any licensed agent in good standing can send a client referral into the network — sending is open to everyone and costs nothing. Membership is a separate, receiving-side privilege; you don't need it to refer a client and collect your fee.

Nothing. There's no fee to send a referral and no catch — you collect the standard agent-to-agent referral fee at close, exactly as you would on any brokerage-to-brokerage referral. EARN takes nothing from it.

Every market is held by one vetted agent — a top producer admitted through EARN's vetting. When you refer a client into that market, they're introduced to that one agent, personally. It's a warm hand-off to a known professional, not a lead dropped into a pool.

You and the receiving agent agree to a referral fee — typically 25% of the cooperating commission — and it's put in writing before the introduction is ever made. At close, the fee moves between brokerages on the standard rails, exactly as referral fees always do. EARN provides the agreement both sides work from and takes nothing from it.

Yes — and it's worth doing early. Verifying ahead of time means that the moment a client tells you they're moving, you're ready to send the referral without missing a beat. There's no cost and no obligation to send.

Your client is placed with a vetted agent — that's the commitment. If a market doesn't yet have its one agent, EARN handles the placement directly, and your referral agreement is honored exactly the same way.
